The builder who stopped paying for leads

Lee Harrison runs LH Building and Maintenance in Faversham. In February 2026 he was paying Checkatrade to send him work. By August he had cancelled it.

Local SEO, a new website and Google Business Profile management. This is what happened.

You pay a monthly fee. They send you a lead. So do they send it to three other builders down the road, who all quote the same job.

You win maybe one in four. You have paid for all four.

Stop paying and the work stops. So you keep paying. That is not a customer relationship, it is a subscription you cannot cancel.

Lee was in exactly that position.

What he actually had

A one page website. It had his name on it and a phone number.

Google Search Console tells you how well that worked. In the six months before we started: no clicks, no impressions. Zero.

Nobody was finding him online. If you already knew Lee, you could find Lee. If you were a homeowner in Faversham looking for a local builder on your phone at nine o'clock at night, he did not exist.

Meanwhile that demand was happening every day in his own town, and Checkatrade was selling him the results of it.

The local SEO work we did

Three things. None of them complicated.

Web design: built him a proper website

One page became a site with a page for every job he actually wants. Not a brochure. Pages that answer what people type when they need that work doing.

Google Business Profile: made Google know who he is

For a local builder the Google Business Profile matters more than the website. Categories, service area, photos, posts, and a review process that gets him reviews without him having to remember to ask.

Local SEO: put him in front of his own town

Hyperlocal targeting. Not broad county-wide terms he has no chance of winning, and which would bring him work an hour away anyway. Faversham and the villages around it, where he actually wants to be working. This is the same approach we use for every builder we work with.

What happened

Around ten new enquiries a month. Most come through the website, the rest as calls straight from his Google listing. That is a conservative count. It does not include anyone who rang the number off the website instead of filling in the form. He has only been receiving enquiries for about three months.

Nine out of ten came from inside his patch. Faversham, Eastling, Teynham, Doddington, Whitstable, Sittingbourne. One from Dartford. For a builder that matters more than volume. An enquiry from an hour away is a wasted morning.

People are finding him who had never heard of him. Most of the searches bringing up his Google listing are people looking for a local builder in their area. Only a small share are people already looking for Lee by name. That is the whole difference between being found and being looked up.

831 people looked at his Google profile. 311 did something with it. 50 clicked through to the site. 10 rang him.

The website went from nothing to 18,900 search impressions.

And he cancelled Checkatrade. When the work comes to you direct, paying to compete for it stops making sense.

What we are doing next

He is already ranking for his main target searches in his town. The foundation is in place. The next stretch is about building authority and trust on top of it.

That means backlinks, project case studies on the site, and a steady review process so the Google listing keeps getting stronger. None of it is flashy. All of it compounds.

Six months of work in, and only about three months of enquiries so far, he has already stopped paying for leads. Keeping that momentum going is the job now. There is a lot more to come.
