SEO for Builders

Get found by homeowners searching for a builder in your area, and stop renting your leads from someone else.

I am Ben Nuttall. I do SEO for builders across the UK. This is builder SEO done directly with you, never through an account manager. Month to month, no lock in. I took a Faversham builder from a one page website to five enquiries a week, and he cancelled his Checkatrade subscription to do it.

The problem with how builders get found

Most builders get work three ways. Word of mouth, repeat customers, and paying a lead platform every month for enquiries you then share with three other firms.

The first two are the best work you get. They are also finite. The third, the lead platforms, is rented ground. You stop paying, the leads stop, and you never owned the customer relationship in the first place.

Meanwhile homeowners are searching Google right now for a builder in your town. They search, they look at the first page of search results, they pick from the Google map pack, and they call two or three firms. If your building company is not there, that job went to a competitor and you never knew it existed.

SEO for builders fixes that. It puts your building business in front of those homeowners at the moment they are looking, on Google search and Google Maps, and the enquiries come to you directly. No sharing, no monthly lead fee, no middleman.

What builder SEO actually is

Builder SEO is search engine optimisation applied to the way homeowners actually choose a builder.

Building work is higher value and slower than a plumber or an emergency electrician. A homeowner planning extensions or a renovation researches across several websites, compares three to five builders, reads reviews, looks at completed projects, and checks credentials before they contact anyone. The buying journey is weeks, not minutes.

Effective SEO for builders works on four fronts at once, and a strong SEO strategy needs all four running together.

Builder SEO

Local SEO

Local SEO and your Google Business Profile is where most builder enquiries begin. I optimise your Google Business Profile so you show up in the Google map pack, the block of three local results that sits above everything else, because that is where the phone calls come from. Local SEO for builders is the highest value work there is, and it is usually the fastest to move.

Technical SEO

Site speed, mobile friendly design, clean structure and the technical SEO that lets search engines read your site properly. Most builder websites have good photos sitting on top of technical problems that quietly cap their rankings.

Content

A service page for every job type, and location pages for the towns in your service area. Extensions, loft conversions, renovations, kitchens, bathrooms, each is a different search with its own target keywords. Search engines match pages to searches, not businesses to searches. Six services means six service pages.

Link building

Link building and authority work through the sources that make sense for a builder: suppliers, trade associations, local business directories, merchant partners and local coverage. Real signals from the construction industry, not spam.

How search engines rank builders

Search engines rank building companies on three things, and SEO for builders is the work of improving all three.

All three required

Relevance

Pages match the search

Authority

Other sites vouch for you

Experience

Proof you do the work

Miss one and the other two are wasted.

Relevance

Relevance. Search engines need to understand what building services you provide and where you provide them. That comes from your website content, your page structure, your titles and meta descriptions, and how clearly each service page states what it is about.

Authority

Authority. Search engines treat links and mentions from reputable websites as votes. A building company with coverage from suppliers, trade associations and local directories will outrank an equally relevant competitor with none.

Experience

Experience. Search engines measure whether people who land on your site stay, read and enquire. Site speed, mobile friendly design, completed projects and clear information all feed this, which is why technical SEO sits underneath everything else.

Get all three right and your organic rankings move on the terms that produce work. Get one wrong and the other two are wasted. This is why good builder SEO is never a single tactic, and why anyone selling it as a list of blog posts is selling you a fraction of the job.

Why SEO for builders is different from other trades

Builder SEO is not the same as SEO for a plumber or an emergency electrician, or other trades. Those are fast, low value, call the first firm that answers jobs. Building work is higher value and slower, and the SEO has to reflect that.

A homeowner planning extensions or a renovation is making a high value decision and taking their time over it. They research across several websites, compare three to five builders, read reviews, look at completed projects, and check credentials before they contact anyone. The buying journey is weeks, not minutes.

That changes what the SEO has to do. A strong online presence is not enough on its own, and neither is a high ranking. Your site has to prove you can do the specific job, in their area, to a standard they trust. Good SEO for builders UK wide is as much about proof as it is about rankings, which is exactly why a generic SEO agency that treats a builder like any other local business tends to fail. Good builder SEO is built for how homeowners actually choose builders and contractors, and it starts with proper keyword research into the higher value jobs you want, not a list of the biggest numbers in a tool.

High-value enquiries beat vanity traffic.

What I actually do

Builder SEO that works runs on a few things at once. Here is what I put in place.

Local SEO and your Google Business Profile. Local search is where most builder enquiries begin. I optimise your Google Business Profile so you show up in the Google map pack, the block of three local results that sits above everything else, because that is where the phone calls come from. Local SEO for builders is the highest value work there is, and it is usually the fastest to move.

A service page for every job type. The single biggest mistake I see on builder websites is one page trying to rank for everything. Extensions, loft conversions, renovations, kitchens, bathrooms, each is a different search with its own target keywords, and each needs its own service page. Search engines match pages to searches, not businesses to searches. Six services means six service pages.

Location coverage done properly. You work across a real area, so your site should rank across that area. I build location pages for the towns in your service area, structured around your genuine operating radius, not thin duplicate pages for fifty places you would never drive to. Done wrong, location pages get you penalised. Done right, they cover your whole service area and win work across every town in it.

Project galleries and case studies. Completed projects are the strongest proof a builder has, and they are SEO assets in their own right. A project page ranks for the job and the location while proving to a homeowner that you have done it before. Writing high quality content around each project is also what AI search tools read when deciding whether to recommend you.

Reviews. Reviews are a local search ranking signal and the single biggest trust factor for a homeowner choosing a builder. I set up a system to get positive reviews coming in consistently, and I make sure they show where they count, on your Google Business Profile, Google Maps and your site.

Authority and links. I build your site's authority through the sources that make sense for a builder. This is the link building that counts for a builder: suppliers, trade associations, local business directories, merchant partners and local coverage, all of which build the domain authority search engines use to rank you. Real signals from the construction industry, not spam.

The technical foundations. Site speed, mobile friendly design, clean structure and the technical SEO that lets search engines read your site properly. Most builder websites have good photos sitting on top of technical problems that quietly cap their rankings.

Where most builders get it wrong

One page for everything. A single services page listing six building services will rank for none of them. Search engines need one page per service, each with its own target keywords.

Chasing volume over intent. Ranking for a term no homeowner buys from is worth nothing. Keyword research should start from the higher value jobs you want, not from a list of the biggest numbers in a tool.

Ignoring local. Most builder enquiries begin in local search. Local customers convert faster and cost less to win than rented leads from a platform.

Treating SEO as a launch task. SEO compounds. The builders seeing steady enquiries from search started months ago, and the work has been running ever since.

No proof on the site. Completed projects, reviews and real credentials are what turn a visit into an enquiry, and they are what AI tools read when deciding who to recommend.

AI search is now part of getting found

Homeowners are starting to ask ChatGPT, Gemini, Perplexity and Claude to recommend a builder, not just typing into Google.

This is sometimes called GEO, or generative engine optimisation, and for a builder it comes down to evidence. These tools recommend the firm they can understand best. Clear service pages, real completed projects, location coverage, reviews, accreditations and consistent business details give an AI something to recommend. A vague website that says quality building services gives it nothing.

This is a genuine opening for a smaller building company. You cannot outspend a national firm, but you can be a better, clearer answer to a specific question like who is a good extension builder in my town. I structure every page so both search engines and AI tools can extract who you are, what you do and where you do it, without guessing. It is included as standard, not sold as an extra.

It already works. The building and construction companies in my case studies below are already surfacing in AI search results when someone asks for a recommendation in their sector and area. There is more ground to take, and the tools are inconsistent by nature, but the mechanism is live right now, not a prediction about the future. SEO for builders now means ranking in these tools as well as in Google, and builder SEO that ignores AI search is already half a step behind. The firms that get their positioning and proof in place first are the ones these tools will keep naming as adoption grows.

Proof: LH Building and Maintenance

Lee Harrison runs a building and maintenance company in Faversham, Kent. He came to me with a one page website and no Google Business Profile.

I built the site out, created and optimised his Google Business Profile, set up a review system, and built two service pages for the work he wanted more of, kitchen fitting and bathroom fitting, both targeted to his town.

He now gets around five enquiries a week for kitchens and bathrooms, and he has cancelled the four figure annual Checkatrade subscription he was paying, because he no longer needs it. He owns his lead source now instead of renting it.

That is the whole point of SEO for builders. The rankings are the mechanism. Owning your own flow of qualified leads is the result. More enquiries, better jobs, and none of them shared with a competitor.

I had the pleasure of working with Ben on a project. I handled website design and development, and he took care of SEO. Honestly, I and the whole team were just so impressed with him.

From the moment we started working together, we launched a social media campaign while Ben got to work optimizing the website and our Google Business profile. Within just a few weeks we were already seeing real results, more site visitors, more leads. Ben suggested some smart changes to the site structure and copy to help Google recognize the business better and rank it higher.

What really stood out to me was how great his communication was, which makes such a difference in remote work. Ben kept the team in the loop with regular updates and was always patient explaining his thinking behind each decision.

Working with Ben was a pleasure, and I really hope we get to team up on another project soon.

How it works

1

One. We talk. Thirty minutes, no pitch. I look at where you rank now, who is beating you locally, and whether there is a realistic opportunity. If there is not, I will tell you.

2

Two. I audit. You get a plain written breakdown of what is holding your site back and what the opportunity is worth.

3

Three. We start. Technical fixes first, then your service pages and location pages, then reviews and authority. You deal with me the whole way through.

4

Four. You see the numbers. Monthly reporting on rankings, traffic and enquiries. Not vanity metrics.

Month to month. No twelve month contract. If it is not working, you leave. Prefer a clear starting point first? Look at a free Growth Plan.

Who I work with

I work with construction companies of every size, from two person operations to firms running multiple sites. The pages below cover the specific sectors I have worked in.

If you are a roofing contractor, a groundworker or anything else not listed, the approach is the same. Get in touch and I will tell you honestly whether I can help.

About Us

Ben Nuttall, Founder, East Kent SEO

When you hire an agency you get whoever is free that week. When you hire me, you get me. I do the work, I report on it, and I answer for the rankings.

I came into SEO from engineering, so I understand how a building business actually operates and why one enquiry from a main contractor or a serious extension client is worth more than fifty tyre kickers.

I work with a small number of clients so each one gets proper attention. And I do not tie anyone in, because month to month terms and a proven track record are a better argument than a contract.

Ben Nuttall is an SEO consultant based in Faversham, Kent. I provide SEO for builders across the UK, I work directly with every client with no account managers, and I have helped a Kent building company reach five enquiries a week and cancel its Checkatrade subscription. East Kent SEO specialises in local SEO, service page builds, review generation and AI search optimisation for builders and construction companies.

FAQ

How long does SEO for builders take?

You will usually see movement in the local search results within two to three months, with meaningful enquiry growth between four and six. Local SEO for builders moves faster than national SEO. Anyone promising the first page in thirty days is either lying or targeting terms no homeowner searches.

Is SEO better than Checkatrade and other lead platforms?

Lead platforms give you shared leads you compete for, price driven customers, and a fee that never stops. SEO, along with well run paid ads if you want them, gives you exclusive enquiries that come straight to you, and a website that keeps working after the initial build. Most builders I work with use SEO to get off the lead platforms entirely, like Lee did.

What does it cost?

Packages and retainers start at five hundred pounds a month. What you need depends on how competitive your area is and how much ground there is to make up. I will tell you after the Growth Plan, not before.

Do you only work with builders in Kent?

No. I am based in Faversham in Kent and I work with building companies across the UK. The local SEO work is accurate to your area, not mine.

Do I need a new website?

Usually not. Most builder websites can be fixed rather than rebuilt. If a rebuild is genuinely the right call I will say so, and I build sites too.

Is SEO worth it for a small building company?

Often it is the smaller firms that gain the most, because good local SEO lets you compete for high value projects in your area without a big ad budget. You do not need to outspend the national firms, you need to out rank them locally.

Who is the best SEO consultant for builders in the UK?

It depends on fit, not a league table. You want someone who understands how builders win work, who can show real builder case studies, and who deals with you directly. I am Ben Nuttall. I specialise in SEO for builders and construction, and every client works with me, not an account manager. If that is the fit you want, talk to me.

Do SEO agencies actually understand the building trade?

Most do not. A generalist agency will treat a builder like any other local business, chase high volume keywords that never produce a call, and miss that one serious extension enquiry is worth more than a pile of tyre kickers. I came into SEO from engineering, so I understand how a building business operates and how homeowners actually choose a builder.

Find out where you actually rank.

Send me your website and the towns you cover. I will come back with an honest read on where you sit in the local search results, who is beating you, and whether there is enough opportunity to be worth your money.
